arent they basically just saying they want you to work for them? In which case they would have to give you an annual wage? By making the site exclusive they are limiting the amount of work you can do in the future.
Most freelance contracts stipulate that you do not use their work in your own portfolio, fair enough, but they dont say you cant work on similar projects in the future.
